That's it! The Hammers have done it! Josh Cullen's superb strike wins it for the Hammers. The result is no less than they deserve and it means Manchester United are this season's champions. 

90+1:
GOAL for West Ham! Josh Cullen rifles a shot into the top corner, a fantastic finish! 1-0 with only a few minutes remaining. 

90: Gordon and Parfitt-Williams combine well to break away but the move breaks down. Mavila takes up possession and drives at the defence, winning a corner. 

88: Some frustrated figures in Blue. They know they only have a few minutes to find a winner...

86: Anywhere will do for the Hammers now as Pask, again, rises highest to head away the danger. 

83: Gordan bursts through the defence and is clean through yet the referee deems the forward to have fouled Conroy and the free kick goes to the Blues. Moments later Chelsea scored but it's flagged for offside. 

81: Ditto that for Josh Pask on Solanke. He had to bide his time before sticking a foot in but he timed it to perfection. 

80: Excellent defending by Neufville to win back possession. The 16-year-old is some prospect. 

76: Jaanai Gordon is on for Jordan Brown who has run himself into the ground. He had a few excellent chances in the first period. 

74: More hard graft from Cullen and his teammates. They haven't stopped running all game. Potts will be delighted with the effort on show. 

71: Charly Musonda goes a fantastic run, beating three men before drilling a cross along the six yard box. All it needed was a touch and it was in. 

69: The Hammers are struggling to get out of their own half as Chelsea are really turning the screw. Can the Hammers sustain this pressure for another 20 minutes?

67: Youngster Vashon Neufville is on in place of Lewis Page. 

64: Chelsea make a third and final substitute as Charlie Colkett is replaced by Mukhtar Ali. Just to clarify, Chelsea have to win tonight to keep their title ambitions alive, if they don't win Manchester United will be crowned champions. 

61: Superb challenge by Onariase again on Solanke, he's keeping a very close eye on the forward tonight. Excellent performance thus far. 

59: Mitchell is straight into the thick of the action as he almost heads a free kick past Spiegel who had come out off his line. 

58: Alex Kiwomya is about to come on in place of Reece Mitchell who has picked up a knock. 

58: Stinging shot from Nathan Mavila has Collins on his toes but he is equal to it and makes a smart save. No goals yet but a very high quality game indeed. 

55: Parfitt-Williams almost capitalises on a loss pass by Jordan Houghton but the ball doesn't quite break for him and Conroy recovers to clear it. 

52: Great block by Onariase to smother Musonda's shot, great defensive work. 

48: Another chance goes begging, admittedly a harder one than the others. Brown cuts back for Cullen who hurls himself at the ball, he connects well but it scoops up and over the bar. 

46: The Hammers are out first closely followed by the Blues and we're all set for the second half. COYI!

HT: Half time at Stamford Bridge and somehow it remains goalless. Great chances for boths sides but the best have fallen to the visitors, they really should have scored by now. Steve Potts will delighted with his side's efforts thus far. 

45: Penalty to the Hammers! Moses Makasi is felled in the box, stone wall pen. Captain Josh Cullen steps us hits it just wide. It had the pace, he had sent Collins the wrong way but it was inches wide! 

44: Just a few for minutes of the first half remain. The half has settled into a more measured game after a frantic opening 30 minutes. 

41: Musonda twists and turns making room for himself to shoot but Spiegel makes a great save as he had to adjust quickly, saving with his feet after it swerved just in front of him. 

39: Substitute for Chelsea as Jeremie Boga is coming on in place of Kasey Palmer, he didn't look injured but he has gone straight down the tunnel. 

34: Spiegel is called into action again, this time he rushes out of his box and heads away the danger as Solanke looked to latch on to a through ball. 

31: Solanke lays off to Kasey Palmer who bends an effort, it's on target and Spiegel does well to palm it out. Palmer had thought he had scored as he had just begun to celebrate!

28: Just moments later, Jordan Brown finds himself one-on-one yet Collins makes a great save. How the Hammers haven't scored yet, God only knows. 

26: Josh Pask slides to make a great block from Ola Aina's cross which inadvertantly sets Jordan Brown on his way. He shoots, and the ball richocets all over the place. It comes to Nathan Mavila who shoots, Parfitt-Williams sticks a boot out from almost under the cross bar and it goes over!! 

23: Nice move by the Dev Squad starts with Page who combines with Cullen and Mavila. The winger drills a cross along the six yard box but Dion Conroy cuts it out just as Jordan Brown was lurking. 

20: Moments later and Parfitt-Williams hits the deck, again nothing doing. This game is incredibly end-to-end, can't see it staying goalless for much longer. 

17: Dominic Solanke finds a pocket of space and forces a corner off Josh Pask, after a few uncomfortable moments it is eventually cleared. Solanke is looking for a penalty but referee Carl Fitch, quite rightly, isn't having any of it. 

15: Close! Djair Parfitt-Williams, beats two men before unleashing a curling shot from the edge of the area. Superb work from the 18-year-old, unfortunately it goes just wide of Bradley Collins' post. 

13: Manny Onariase takes a Tammy Abraham thunderbolt to the side of the head but the young centre-back is made of strong stuff and he battles on. True grit right there. 

11: More dogged midfield work by Josh Cullen, however his eagerness gets the better of him as he fouls Charly Musonda. Good aggression from the Hammers. 

8: Nathan Mavila is looking lively down both flanks, he beats his man and gets to the byline but can't quite get the cross in and it goes out for a goal kick. 

6: Good chance for the hosts. Reece Mitchell beats Josh Pask for the ball and lays it to Ola Aina to shoot, he should score really but Spiegel makes the save. 

4: Fast tempo start from both teams. Jordan Brown bursts through the defence but is called back for being offside. Charly Musonda responds by going on a mazy run beating three men. Both Raphael Spiegel and Manny Onariase are marshalling the defence well. 

1: Here we go! The Hammers get us under way kicking left to right, attacking the Matthew Harding stand in the first half. 0-0. 

18. 56: There's a decent crowd in attendance here, great to see such good support for U21 football. Fair amount of press interest as well, I wonder if they're here for anyone in particular?

18.50: Both teams are out on the pitch warming up. We haven't spotted Jose Mourinho yet but we'll keep an eye out. The Dev Squad's 'Special One' Steve Potts makes two changes to the side that lost 2-1 to Everton last Friday. Alex Pike and Josh Cullen start in place of Grady Diangana and Kyle Knoyle. 

18.40: Tonight's hosts Chelsea are still in with a chance of winning the Barclays U21 Premier League. They need to win tonight and hope league leader's Manchester United slip up. With two games to go, anything could happen!

18.30: In the reverse fixture, the Blues secured a 3-1 win over the Hammers. In a convincing display, a brace from Dominic Solanke and a goal from Kasey Palmer sealed the victory, Sebby Lletget scored a second half consolation goal, his last for the Club before he moved to LA Galaxy.

It's a gloriously sunny day here in west London. Stamford Bridge is gleaming in the sunshine and the pitch looks in fantastic condition. You wouldn't it's the end of the season that's for sure!
